Not all financing is the same, let me help you find the right solution.
Conventional Financing
A mortgage loan that is obtained without any additional guarantees for repayment, such as: FHA insurance, VA guarantees, or private insurance. Conventional Financing is usually given at an 80% loan-to-value ratio, however, it may be as low as 95%.
Jumbo Loans
A loan for $1,089,000 or more in the continental United States (limits in Alaska and Hawaii limits are higher). These limits are set by the Federal National Mortgage Association and the Federal Home Loan Mortgage Corporation. Jumbo loans cannot be funded by these two agencies and usually carry a higher interest rate.
FHA-Streamline
A government-backed mortgage loan supported by the US FHA and the Department of Housing and Urban Development (HUD). Down payment can be as low as 3.5% and its guidelines are less stringent than Conventional Financing.
VA Loans
A government-supported mortgage loan that is supported by the US Veterans Administration and requires no down payment.
Bank Statement Loan
12 Months Business or Personal Bank Statements are used to qualify Monthly Income and to configure deposits. Interest only 40 year term available.
Investment Property Financing
In some cases, a property will qualify with Property Cash Flow without necessary personal income requirements on both purchasing or refinancing.
